Free tools for Indian landlords
Small, focused tools for the paperwork that comes with renting out property in India. No sign-up, no email, no limits — and most of them never send your numbers anywhere.
Rent receipt generator
Produce proper PDF rent receipts for an HRA claim — one page per month, with the landlord's PAN and a revenue-stamp box when cash rent crosses ₹5,000.
For tenants and landlordsRental yield calculator
Work out gross and net rental yield after maintenance, property tax and the months a unit sits empty — the number that decides whether a property pays for itself.
For owners and buyersPG & hostel GST checker
Check whether GST applies to your PG: the ₹20,000 per person per month limit, the 90-day minimum stay, and the ₹20 lakh registration threshold.
For PG and hostel operatorsWhy we give these away
We build Nestwise, which runs rent, deposits and PG rooms for landlords from Telegram. These tools solve one-off jobs that don't need a whole app — and if you find yourself doing them every month for several tenants, that's roughly the point where Nestwise starts saving you real time.
Frequently asked questions
Are these tools really free?
Yes. There's no sign-up, no email required and no limit on how many times you use them. They're built by the team behind Nestwise, a property-management tool for Indian landlords, and we make them free because they're genuinely useful on their own.
Is my data stored when I use them?
The rental yield calculator and PG GST checker run entirely in your browser — nothing is sent to us at all. The rent receipt generator sends your details to our server only to render the PDF, and does not store them afterwards.
Can I rely on these for tax filing?
Treat them as a well-informed starting point, not advice. The receipts are in the standard format landlords and employers expect, and the GST checker follows the rules as they stand in July 2026 — but tax rules change and your situation may have details a tool cannot see. Confirm anything consequential with a CA.
