What a valid house rent receipt must include
- the tenant’s name and the landlord’s name;
- the full address of the rented property;
- the month (or period) the rent is for;
- the amount, in figures and in words;
- the date and mode of payment;
- the landlord’s PAN, if your annual rent is above ₹1,00,000;
- a Re 1 revenue stamp, if the amount is above ₹5,000 (see below);
- the landlord’s signature. An unsigned receipt is just a piece of paper.
Rent receipt with revenue stamp: when you need one
The Indian Stamp Act puts a Re 1 revenue stamp on any receipt for more than ₹5,000. The landlord signs across the stamp.
- Rent paid in cash above ₹5,000: affix the stamp. This is the clear case, and the generator always adds a stamp box for it.
- Rent paid by UPI, bank transfer or cheque: the law does not name an exemption, but in practice many employers accept these receipts unstamped because the bank record already proves the payment. If your employer asks for it, or you would rather not argue the point, tick the stamp-box option in the form.
- Rent of ₹5,000 or less: no stamp needed.
Revenue stamps are sold at post offices. One stamp per receipt, so twelve monthly receipts need twelve.
HRA rules that decide whether receipts matter
- Old tax regime only. The HRA exemption does not exist under the new regime, which is now the default. If you are on the new regime, rent receipts will not lower your tax.
- Landlord PAN above ₹1,00,000 a year. Add it in the form and it appears on every receipt.
- Pay through the bank where you can. Receipts backed by UPI or bank transfers hold up far better than large cash payments if your claim is ever questioned.
- Keep the rent agreement. Employers increasingly ask for it alongside the receipts. If you do not have one, our rent agreement generator makes an 11-month draft.
Frequently asked questions
What is the format of a rent receipt?
A rent receipt states the tenant's name, the landlord's name, the address of the rented property, the month the rent is for, the amount in figures and in words, the date and mode of payment, and the landlord's signature. Add the landlord's PAN if annual rent is above ₹1,00,000, and a Re 1 revenue stamp if the amount is above ₹5,000 and paid in cash.
Do rent receipts need a revenue stamp?
Under the Indian Stamp Act, a receipt for more than ₹5,000 attracts a Re 1 revenue stamp. For rent paid in cash, affix one. For rent paid by UPI, bank transfer or cheque the position is less settled: many employers accept those receipts without a stamp because the bank record is the stronger proof, but affixing one costs a rupee and removes the question. This generator always adds a stamp box for cash rent above ₹5,000, and can add it to other receipts too.
When is the landlord's PAN required on rent receipts?
When the total rent you pay in the financial year is more than ₹1,00,000 (about ₹8,334 a month), your employer needs the landlord's PAN to allow the HRA exemption. If the landlord has no PAN, employers usually ask for a signed declaration from the landlord instead.
Can I claim HRA under the new tax regime?
No. The HRA exemption is available only if you opt for the old tax regime. The new regime, which is the default, does not allow it, so rent receipts only reduce your tax if you have chosen the old regime.
Do I need a rent receipt for every month?
Employers differ. Some ask for one receipt per month, others accept one per quarter or a single annual receipt. Monthly receipts are the safest, which is why this generator produces one page per month for whatever range you choose.
Can I pay rent to my parents and claim HRA?
Generally yes, if the parent actually owns the house, you genuinely pay the rent, preferably by bank transfer, and the parent shows it as rental income in their own tax return. Paying rent to a spouse is commonly challenged and best avoided.
Is this rent receipt generator free?
Yes. No sign-up, no watermark charge and no limit. The receipts are generated for your download and are not stored on our servers.
