ImprovedPayment screenshots are read far more accurately05 Oct 2026

When a tenant sends a rent screenshot, or you send the bot a receipt for an expense, Nestwise reads the amount, the date and the bank reference off it so nobody has to type them. That reading has become a great deal more reliable. The most common slip was the rupee sign itself. On many UPI receipts it was being read as a digit, so ???1,600 came back as 21,600 and ???16,500 as 216,500. Large headline amounts on dark-mode Google Pay receipts were sometimes missed altogether. Each screenshot is now read twice, in two different ways, and the two readings are compared. Where they agree, the value is used. Where one is simply the other with a stray digit in front of it, the stray digit is dropped. Where they genuinely disagree, the bot asks instead of guessing. Tested against the real receipts already in Nestwise, the amount is now read correctly about nine times in ten, up from just over half. Bank references were already reliable and still are. Nothing is ever filed on the strength of a reading alone: the amount is always shown to be confirmed, and every payment still waits for your verification.

NewRecord a missing expense or deposit straight from your bank statement01 Oct 2026

Reconciling a statement turns up things that never made it into Nestwise: an expense you paid and forgot to log, an advance a tenant sent, a refund you returned. You can now record any of them from the row itself. Press "Record it" and choose what it was: An expense, where you pick the property, unit and category. A deposit collected or refunded, against the tenant you choose, which updates the deposit you are holding for them. Or other income, such as bank interest. The amount, the date and the bank reference are taken from the statement, not typed, so what you record always agrees with the bank. The row is marked matched in the same step. Advances and refunds that you had already recorded now reconcile by themselves too, matched on their reference like rent. One deliberate choice about other income: it is kept out of your rental income, your net income and your income-tax statements. Bank interest is taxed as income from other sources, not as house property income, so mixing it into rent would quietly spoil the figures those statements exist to report. It is shown on its own line in Reports instead.

NewCheck your rent against your bank statement01 Oct 2026

Nestwise can now read your bank statement and tick off the payments it already knows about. Upload the statement from your bank as CSV, Excel or PDF, under Bank in the portal. Nestwise matches each line by its UTR, the reference number the payment system issues, which is the same number read off your tenant's payment screenshot when you verified it. When those agree it is certainly the same money, so it is matched for you. What is left is the part worth your time. Money that arrived with no record against it, and payments recorded in Nestwise that never showed up in the bank. Where something looks likely but is not certain, you get a suggestion with the reason ("same amount, same day") and you decide. Most of a personal account is not rental business at all, so anything else is one click to mark as not Nestwise, and it stays out of your way. Nothing is changed in your books by uploading a statement, and the file itself is not kept: it is read, and the transactions are stored. Re-uploading the same period is safe, including in a different format: transactions already there are recognised and skipped.

NewNestwise now reminds you before a rental agreement expires01 Oct 2026

An 11-month agreement lapses quietly. The same tenant pays the same rent on the same date, and nothing tells you the paperwork behind it ran out months ago. Now it does. Add the end date when you upload a signed agreement, and Nestwise messages you on Telegram 30 days, 15 days and 7 days before it expires, then once a week after that until it is sorted. It is one message listing every agreement that needs attention, not one per tenant, and it comes to you alone. Your tenant is never told their agreement is about to end: that conversation is yours to start, in your own words. Upload the renewed agreement with its new dates and the reminders stop on their own. You can also now upload several files at once, so an agreement photographed page by page goes up in one go, with the dates and note entered once.

NewKeep each tenant's signed rental agreement in Nestwise17 Sept 2026

You can now upload the signed rental agreement against each tenant, so it's with the rest of their record instead of in a drawer or a phone gallery. Open Tenants, choose Actions on the tenant, then Agreement. Upload a PDF or a photo of the signed pages. Renewals don't replace the old copy — every agreement stays on file, newest first. Add the agreement's end date and the Tenants list will warn you: amber in the last 30 days, red once it has lapsed. Upload the renewed agreement and the warning clears. Agreements hold a tenant's address, ID and signature, so they're handled carefully. Only you and your managers can open them, they are never shown to co-owners, and only you can delete one. They're stored on our own server and included in the nightly backup.

NewYour tenant's payment screenshot is now read for them08 Sept 2026

When a tenant sends a payment screenshot, Nestwise now reads it. It picks out the amount and the transaction reference — the UTR — straight off the image. Your tenant just taps "Yes" to confirm the amount, and never has to type a reference number at all. That matters more than it sounds. Asking people to type a reference meant a lot of them typed the example instead, so the field often just said "UPI ref" and the real number was nowhere on record. Now the actual UTR is stored against the payment, so you can trace it back to your bank statement later. Your verification card tells you where the number came from — read from the screenshot, or typed by hand — and flags it when the amount paid doesn't match the rent due. Reading a screenshot is never the same as confirming a payment, so nothing is marked paid automatically. You still verify every one. And the reading happens entirely on our own server — your tenants' bank screenshots are not sent to anyone else.

NewThe same payment can't be recorded twice08 Sept 2026

If a tenant sends the same payment screenshot again, Nestwise recognises it and stops. It tells them the payment is already on record and which month it was applied to, and nothing is written. It catches a resend even when the second screenshot is a different crop or a fresh capture of the same receipt, because it matches on the transaction reference rather than on the image. Without it, one payment could quietly end up recorded against two different months — money you never received showing as collected, and two receipts going out for one payment. It only blocks a genuine match on the same tenant's own payments. A tenant paying twice on purpose, or two tenants who happen to send similar-looking receipts, are never affected.

ImprovedRent now appears on its own, every night07 Sept 2026

You no longer need to press "Generate rents" for the month to start. A job now runs every night and creates the current month's rent for every active tenant — folding in electricity, food or other recurring charges, and pro-rating the first month for anyone who moved in partway through. It runs nightly rather than monthly, so a tenant you onboard on the 14th has their rent ready the next morning instead of waiting for the next cycle. The "Generate rents" button is still there. You just shouldn't need it — it's now the catch-up option for the rare case where you want the month started right this second.

NewChase rent yourself, on any day, from Payments07 Sept 2026

Nestwise already reminds tenants automatically — three days before the due date, on the day itself, and again if they fall behind. What you couldn't do was send a nudge of your own, on a day you choose, to the people you choose. Now you can. Open Payments, filter to Outstanding, and tick the tenants you want to chase. There's a Select all, and a running count so you can see exactly who and how much before you send. Add your own line if you like — "Today is the due date, please clear it by evening" — and it goes out on top of the usual reminder: the months owed, the amount, your bank details and your UPI QR code. Someone two months behind gets one message covering both months, not two separate pings. Tenants who don't use the app are shown greyed out with the reason, so you always know who you actually reached. And if you press send twice by accident, nobody gets messaged twice.

FixedA tenant's payment screenshot is never dropped07 Sept 2026

If a tenant sent a payment screenshot when nothing was outstanding — paying early, or sending their deposit receipt — the bot could reply that they were all paid up and go no further. The money had been sent and nothing recorded it. That can't happen now. Whenever there's nothing outstanding, the bot asks what the payment is for and gives three choices: this month's rent, a security deposit or advance, or send it straight to the landlord. Paying early is normal, so choosing the rent option simply creates that month's rent there and then and sends it to you to verify as usual.

NewTenants can send you their deposit receipt07 Sept 2026

Security deposits used to live only as a number you typed in when inviting a tenant. There was nowhere to keep the actual proof of payment. A tenant can now send their deposit receipt through the bot: the amount, the date, the reference and the screenshot. It arrives for you to review, and it changes nothing until you act on it. You get three choices, because there are three real situations. Record it, if it's money you hadn't logged yet. Proof only, if you already recorded the deposit when you invited them — this files the receipt against their deposit and leaves the balance exactly as it was. Or Reject, with a reason they'll see. The reference and the screenshot stay on the tenant's deposit history from then on, so at move-out you can see what was actually paid and when.

NewHold back part of a deposit until the final bill arrives07 Sept 2026

Most move-outs stall on the same thing: the last electricity bill hasn't come yet, so you either guess, or hold the whole deposit until it does. When you process a move-out you can now hold back an amount — say ₹1,000 — and say what it's for. The rest of the deposit is settled and refunded straight away, and the tenant's statement shows the hold as its own line, so they can see it's still their money rather than an unexplained shortfall. When the bill lands, use Release hold on the Move-outs list and enter what it actually came to. Enter zero if they cleared it themselves and the whole amount goes back. Enter ₹640 and that becomes an itemised deduction with the remainder refunded. Either way the tenant gets a revised statement, and their deposit closes at zero.

NewMove-out statements now reach tenants without the app07 Sept 2026

If a tenant doesn't use Telegram, their settlement statement had no way of reaching them — it was generated and filed, and that was the end of it. You can now add an email address when you process the move-out, and the statement is emailed with the PDF attached. If you later release a held amount, the revised statement is emailed too. The address is saved to their record, so it's there for anything else they need after they've gone.

NewTenants who leave without notice07 Sept 2026

Someone who walks out owing rent isn't a normal move-out, and treating them as one left their unpaid months sitting in your dues forever. There's now a checkbox on the move-out screen for exactly this. Tick it and the deposit is applied to what they owe, anything it can't cover is written off as bad debt, and nothing is sent to their Telegram — asking someone who has disappeared to acknowledge a settlement helps nobody. Written-off rent stops counting as pending dues but stays visible in Reports as its own figure, so you can still see what the walkout cost you.

FixedRent settled from a deposit no longer shows as still owed07 Sept 2026

When a tenant moved out owing rent, you'd take it out of their deposit — and the same amount would keep showing as an unpaid due afterwards. The money was counted twice: once on the settlement, once in your dues. Now, whatever the deposit covers closes those months properly and counts as rent collected, because that's what it is: rent paid out of money you were already holding. Anything the deposit doesn't stretch to stays open, since that part really is still owed. It shows in Reports under a new "Adjusted from deposit" line, rather than getting lost among payments with no recorded destination.

FixedThe Actions menu works on the last rows of a long list07 Sept 2026

On the Tenants page, the Actions menu always opened downwards. On the last few rows of a long list that put it below the bottom of the screen, and scrolling to reach it closed the menu — so Exit and the other actions were effectively unreachable. It now opens upwards when there isn't room below, and scrolls inside itself on a short screen.

NewCustom expense categories22 Jul 2026

Add your own expense categories under Settings — EMI, salaries, rent paid, whatever your business needs. They show up when logging expenses in the portal and the bot, so everything lands in the right bucket instead of "Other".

NewFree rental yield calculator22 Jul 2026

Anyone can now work out the gross and net yield on a rental property free at nestwise.online/tools, no sign-up. Enter price, rent, costs and vacancy and see your real annual return update instantly.

NewCharges on rent22 Jul 2026

Add electricity, food, maintenance or late fees to any tenant's rent, either every month or just once. Charges fold into the rent automatically, tenants see the breakdown on their reminder, and adding one updates an unpaid month instantly.

ImprovedA cleaner portal19 Jul 2026

The portal's top bar has been reorganized: your daily pages front and center with a clear marker for where you are, setup pages (bank accounts, co-owners, managers) tucked into a Settings menu, and the bar now stays visible as you scroll. Works better on phones too.

ImprovedManagers can work from Telegram18 Jul 2026

Property managers can now run the day-to-day directly in the Nestwise bot: record payments and expenses, onboard tenants, send reminders, and check dues and reports. Bank accounts, deposits, move-outs and co-owner settings stay with the owner, and everything a manager does shows up in your activity trail.

NewReports18 Jul 2026

A new Reports page in the owner portal. Pick any month or financial year and see rent due, collected and pending, expenses, and net income across your properties, plus occupancy and a full picture of the deposits you hold. Download your rent and expense records as spreadsheets and generate each co-owner's annual IT statement (April–March) as a PDF for tax filing.

NewMove-outs, end to end14 Jul 2026

The exit process is now two-sided — and deposits don't get forgotten. • Tenants can give notice themselves from Telegram (/moveout). They see the earliest date their notice period allows, and you confirm it with one tap — from the bot or the portal. • When you settle the deposit, the tenant gets the itemised statement and can acknowledge it or raise a concern, which comes straight back to you. • New Move-outs table under Tenants: see each settlement's refund status and whether the tenant has acknowledged it. • Paid a refund later? Record it there — we re-issue the statement with the payment details and tell the tenant. • If a refund is still unpaid 15 days after move-out, we'll nudge you until it's done. Your deposit ledger now only marks money as returned once you've actually paid it.

NewAdd a property manager (web portal)14 Jul 2026

Delegate the day-to-day without handing over the keys. Invite a manager from Managers in the web portal — they open the link in Telegram once to link their account, then sign in to the web portal. Note: manager access is web portal only for now. Managers can't run commands in the Telegram bot yet — that's coming. Managers CAN (in the web portal): • Record and verify rent payments, and generate the month's rents • Onboard tenants, edit their details, raise rent • Log expenses and use expense shortcuts • Broadcast messages to tenants Managers CANNOT: • Change your bank accounts, or where a tenant's rent is credited • Touch security deposits — no refunds, deductions or adjustments • Process a tenant move-out or deposit settlement • Edit co-owners, PAN, or the IT split • Invite or remove other managers Your money and ownership stay with you. And you get a running activity log of exactly who did what on your account.

ImprovedFaster expense logging14 Jul 2026

Two new ways to record property expenses without the typing: • Snap & attach — send a payment screenshot to the bot and it'll offer to log it as an expense, keeping the screenshot on the record for later. • Shortcuts — set up a name for costs you repeat (like a water tanker) in the web portal under Expenses. Then just type it in the bot (e.g. "water") and confirm — amount, category and property are prefilled. Change the amount on the fly when it varies. Less tapping, cleaner books.

NewTell us what to build next, share feedbacks14 Jul 2026

You can now send us bugs, ideas, and feedback right from Nestwise. • In the web portal, hit "Feedback" in the top bar. • On Telegram, just send /feedback to the bot — tenants can too. Track your requests anytime, and you'll get a Telegram message the moment we act on one — planned, in progress, or shipped. Your ideas shape what we build next.
