RentOk vs Nestwise: an honest comparison for Indian landlords (2026)

Full disclosure: we build Nestwise. You are reading a comparison written by one of the two products, so read it with that in mind. Everything we say about RentOk comes from their own public website and the software directories that list them, as of August 2026. We have said plainly where they are the better choice, because sending you to the wrong tool helps nobody.

These two products get shortlisted together, but they are solving different halves of the same job. RentOk is built around filling rooms. Nestwise is built around running the tenancy once the room is full. Most of the confusion in choosing between them comes from not noticing that.

The short version

  • Choose RentOk if your beds sit empty and you want software that markets them, captures enquiries and chases leads — and if built-in Aadhaar e-KYC and e-signed agreements matter to you.
  • Choose Nestwise if your rooms are mostly full and the pain is admin: reminders, receipts, expenses, co-owner tax splits, and the deposit argument at move-out.
  • Choose neither yet if you have two flats and a working notebook. Software earns its place at roughly five units, or the first deposit dispute.

Where RentOk is genuinely better

It fills rooms; we do not even try. RentOk's site describes property listing, lead management and tenant enquiry handling. If a vacant bed costs you ₹8,000 a month, software that shortens the vacancy pays for itself immediately. Nestwise has no marketing or lead features whatsoever, and none are planned. This is the single clearest reason to pick them over us.

Scale and track record. Their site claims 15,000+ landlords and over 2.3 lakh tenants. Nestwise is early — a young product with a small user base. If you want the safety of the established option, that is a legitimate reason to choose it, and no feature list from us changes it.

Identity and agreements. RentOk advertises Aadhaar-based e-KYC and e-signed rent agreements. Nestwise deliberately has neither. We looked at it closely and decided the vendor lock-in and the data protection exposure were not worth it until owners actually ask for it. That is our judgement call, and if e-KYC is a hard requirement for you, we simply do not meet it.

WhatsApp reach. RentOk uses WhatsApp for reminders. WhatsApp is on nearly every Indian phone. Nestwise uses Telegram, which is not. Some of your tenants will have to install it, and a few will grumble. We think the trade is worth it — see below — but it is a real cost and we are not going to pretend otherwise.

Where Nestwise is better

The deposit at move-out. This is the gap we built the product around. Nestwise keeps a running deposit ledger, then walks the whole exit: the tenant gives notice in chat, you confirm the date, deductions are itemised where both sides can see them, both parties get a PDF statement, and the system nags you if the refund is still unpaid after 15 days. Most rent apps treat the deposit as a number in a field and stop there. Deposit arguments are the single most common way a decent tenancy ends badly, and it is worth asking any vendor exactly what happens on the last day.

Your tenants install nothing. A Telegram invite link and they are in. No account creation, no password reset in month four, no “please update the app”. For an owner with a dozen tenants of mixed ages and phone literacy, the difference between “click this link” and “install this, register, verify, log in” is the difference between a system people use and one you end up working around on WhatsApp anyway.

Published pricing. Ours is free while in early access — no card, no unit limit. RentOk's is quote-based, which is normal for B2B software but does mean you cannot compare cost without a sales call.

Your money goes straight to you. Tenants pay into your own UPI or bank account. Nestwise records the payment and issues the receipt; it never holds, routes or settles your rent. Nothing sits in anyone's float account waiting to clear.

Co-owners and tax. If a property is owned jointly, Nestwise splits attribution by PAN and produces year-end IT statements per owner. Co-owners can be given their own read-only access to the properties they actually own. This is a small niche, but if you are in it, nothing else here does it.

How to actually decide

Ignore feature lists for a moment and answer one question: what went wrong last year? If the answer is “rooms sat empty”, buy software that fills rooms. If it is “I argued with a leaving tenant about ₹15,000”, or “I spent the 5th of every month chasing eleven people”, buy software that runs the tenancy.

You can also run both, and some owners will. Nothing stops you using a listing platform to fill a room and a separate tool to run the tenancy afterwards.

Is Nestwise a good RentOk alternative?

It depends on what you need. If your main problem is filling empty beds, RentOk is built for that and Nestwise is not — it has no room marketing or lead management at all. If your problem is the paperwork of an existing tenancy, especially deposit disputes at move-out, Nestwise handles that end to end and is free while in early access.

How much does RentOk cost?

RentOk does not publish its pricing. As of August 2026 their site and the software directories that list them route you to a demo or a sales conversation, with the quote depending on your number of beds and the features you need. Nestwise publishes its price because there is currently nothing to hide: it is free while in early access, with no card and no unit limits.

Do my tenants have to install an app?

With RentOk, tenants get the most out of it through their app, with WhatsApp used for reminders. With Nestwise, tenants install nothing: they join through a Telegram invite link and pay, receive receipts and give move-out notice in the same chat. The trade-off is real — WhatsApp is far more widely used in India than Telegram.

Which one handles the security deposit at move-out?

As of August 2026 Nestwise is the one advertising an itemised settlement: a running deposit ledger, deductions both sides can see, a PDF statement, and a nudge if the refund is still unpaid after 15 days. We have not found an equivalent advertised by RentOk. If that has changed, tell us and we will correct this page.

Does either app hold my rent money?

Nestwise never touches it. Tenants pay into your own UPI or bank account and Nestwise records the payment. That means no settlement delay and no float, but also no automatic bank reconciliation — you confirm payments yourself, usually with one tap on a screenshot.
